All valuation reports are thoroughly researched and prepared in accordance with Australian Property Institute (API) standards and include title search, cadastral identification map, photographs of the subject property and relevant sale properties and also include relevant details to identify:

  • Other improvements
  • Property specific issues
  • Market commentary
  • Sales evidence

All reports are transmitted by email as our standard form of presentation. Hard copy colour reports can be provided by request for an additional fee.

The standard long form report (sometimes referred to as a speaking valuation) provides detailed commentary with all relevant headings. This type of report is most suited for clients having only an occasional need for valuations. The long form report should be used for buying/ selling negotiations.

The short form residential valuation report is assessed in the same way as the long form report but provides less detailed commentary and is most suited to mortgagees familiar with this format. It may also be suitable for clients who are familiar with the property to be valued and have had sufficient property experience to not require a long format report to be fully informed on the relevant property issues. These clients would also understand the need to obtain additional specialist advice to minimize the associated risks.

Some lenders will only accept valuations from valuers on their "panel". Clients intending to submit a valuation to their lender should make their own enquires to ascertain the lender's requirements. It should be noted that some lenders obtain a valuation at the borrower's expense to protect the lender's interest and do not divulge the details of the valuation, even if the valuation confirms that the borrower is paying well above market value.

Because of the unique nature of property, due to geographic location, building style and condition, building type, price range and the market for the property to be valued, fees for valuation reports are quoted individually. Short form reports have a minimum fee of AU$ 300.00 plus GST plus search costs if applicable.
